Infrared Roof Thermography: Thermal Imaging Inspections

February 28, 2025 by Rory Macpherson

At Fix My Roof, we leverage cutting-edge infrared thermography technology to provide comprehensive roof inspections across Santa Fe and New Mexico. Our ITC-certified thermographers use professional-grade FLIR and Fluke thermal imaging cameras (320 x 240 pixels or higher resolution) to detect hidden moisture intrusion and energy loss in both commercial and residential roofing systems.

Understanding Infrared Roof Inspections

Infrared thermography is a non-destructive testing method that uses thermal imaging technology to identify moisture infiltration within roofing substrates. Our inspection process strictly adheres to ASTM C1153 standards for locating wet insulation in roofing systems through infrared imaging techniques.

How Thermal Imaging Detects Roof Moisture

During daylight hours, your roof absorbs solar radiation. As temperatures drop at dusk, different roofing materials cool at varying rates. Areas containing moisture typically retain heat longer than dry sections, creating distinct thermal patterns that our infrared cameras can detect. However, it’s important to note that wet areas can sometimes appear as cold spots, depending on conditions. Our experienced thermographers are trained to interpret these complex thermal patterns accurately.

The Santa Fe Advantage and Requirements

Santa Fe’s unique climate, with its dramatic temperature swings and intense UV exposure, creates ideal conditions for thermal imaging inspections. For accurate results, we require:

  • Minimum 3-5 consecutive dry days before inspection
  • Ambient temperatures above 50°F
  • Complete melting of any snow or ice, with thoroughly dry surfaces
  • No standing water on the roof surface
  • Clear weather during inspection day

Professional Inspection Process

Our comprehensive thermal roof analysis follows a systematic approach:

  1. Site Preparation
  • Removal of surface debris and gravel
  • Assessment of recent precipitation patterns
  • Evaluation of surface conditions and temperature
  • Documentation of potential interference sources (HVAC units, solar reflection)
  1. Thermal Survey
  • Strategic timing of imaging (typically dusk for cooling cycles, and sometimes dawn for certain roof types) to capture optimal temperature differentials
  • Full roof surface documentation using high-resolution thermal cameras
  • GPS-mapped thermal anomaly identification
  • Compensation for mechanical equipment heat signatures
  1. Moisture Verification
  • Secondary testing using Delmhorst moisture meters with extended electrodes
  • Core sampling when necessary for conclusive verification
  • Physical marking of affected areas for repair targeting
  • Documentation of all verification methods used

Making Informed Roofing Decisions

Our thermal imaging surveys provide critical data for roof maintenance decisions:

The 20% Rule and Critical Areas

When moisture infiltration affects more than 20% of the total roof area, a complete replacement is typically more cost-effective than partial repairs. However, even smaller percentages of moisture infiltration may warrant replacement if:

  • Moisture is concentrated around critical equipment
  • Water has compromised structural elements
  • Damage is located near drainage systems
  • Multiple layers of insulation are affected

Ideal Candidates for Thermal Imaging

Thermal roof inspections are most effective for:

  • Non-ballasted single-ply membranes (TPO, EPDM)
  • Modified bitumen without gravel surface
  • Polyurethane closed-cell foam (requiring specialized interpretation)
  • Built-up roofing systems without gravel
  • Smooth-surfaced modified bitumen

Systems Not Suitable for Thermal Imaging

Some roofing systems cannot be effectively surveyed using thermography:

  • Ballasted roofing systems
  • Traditional tar and gravel roofs
  • Standing seam metal roofing
  • Roofs with multiple redundant systems
  • Heavily deteriorated surfaces

Interpreting Results

Our certified thermographers account for various factors that can affect readings:

  • Solar reflection patterns
  • Mechanical equipment heat signatures
  • Surface anomalies
  • Previous repairs
  • Building use patterns

Additional Benefits

While moisture detection is primary, our thermal imaging services also identify:

  • Thermal bridges and insulation gaps
  • Heat loss patterns
  • Air leakage points
  • Electrical hotspots in rooftop equipment
  • Solar panel efficiency issues

Quality Assurance

To ensure accuracy, we:

  • Calibrate equipment before each inspection
  • Perform multiple passes over suspected problem areas
  • Use core sampling when necessary for verification
  • Document all findings with thermal and visual photography
  • Provide detailed written reports with recommendations
