What types of roofing systems do you install?

We provide a full range of roofing solutions designed for the high-desert climate of New Mexico. Our systems include:

  • Silicone Membrane Restoration: Our signature cool roof solution. It’s a seamless, UV-stable liquid membrane that eliminates leaks without the mess of a full tear-off.
  • TPO (Thermoplastic Polyolefin): A highly durable single-ply white membrane suited for flat or low-slope roofs that need strong puncture resistance.
  • Spray Foam (SPF): A seamless, lightweight system that adds significant R-value (insulation) to your roof, reducing thermal bridging and making it one of the more energy-efficient options available.
  • Tar and Gravel: For those who prefer the classic built-up roofing (BUR) method, we provide professional installation and stone surfacing.
  • Architectural Shingles: Premium shingle options for pitched roofs that combine curb appeal with high wind resistance.
  • Custom Metal Roofing: Long-lasting, fire-resistant metal systems that offer a sleek, modern look and exceptional durability.

How long does the roof work take?

For a standard restoration using a silicone membrane, the process usually takes 2 to 3 days. This includes power washing, priming, and applying multiple coats. Larger or more complex commercial projects can take up to 10 days. You can learn more about what to expect on our roof repair process page.

Do I have to tear off my old roof?

In most cases, no. We specialize in restoration, which means we apply a membrane over your existing roof. This saves time, reduces waste, and keeps costs down.

However, New Mexico’s Construction Industries Division (CID) requires a full tear-off in two situations:

  • Your roof already has more than two layers of roofing material.
  • Pumice is detected in your existing roof system.

The good news is that our silicone membrane is classified as a restoration process, not an additional roof layer. That means it can be applied over up to two existing layers without triggering the tear-off requirement.

In some cases, we also find roofs with enough water damage to the existing substrate that a restoration isn’t the best path forward. If your roof doesn’t qualify for restoration for any of these reasons, we’ll recommend the best alternative and walk you through the options.

How long does the permitting process take?

Permits are handled by the city or county where your property is located (for example, the Santa Fe Building Division). Timelines vary depending on the type of project:

  • Residential Express permits for a standard re-roof can sometimes be approved in 3 to 5 business days.
  • Full plan review projects, including homes in a Historic District, can take 2 to 8 weeks.

How long is your warranty?

Fix My Roof provides a 10-year warranty on our roofing work. What sets us apart is that this is often paired with our 10-Year Care and Maintenance Plan, where we return annually to inspect the roof and perform preventive touch-ups. This combination of warranty coverage and ongoing maintenance helps protect your investment well beyond the initial installation.

Is the warranty transferable if I sell my house?

Yes. In most cases, our warranty can be transferred to a new homeowner one time, provided we are notified before the sale of the home. This can be a selling point for your property, since it gives the buyer confidence that the roof is protected.

How long will the silicone membrane last?

While the warranty covers 10 years, the silicone material is highly UV-stable and engineered for harsh New Mexico sun exposure. With proper annual maintenance through our Care and Maintenance Plan, these systems can provide dependable waterproofing well beyond the warranty period.

Are your roofing methods environmentally friendly?

Yes. Our silicone membrane restoration is designed to reduce environmental impact in several ways. Because we apply the membrane over your existing roof, there’s no tear-off waste going to a landfill. The materials we use are solvent-free, and the silicone membrane itself is certified for potable water collection. The reflective surface also lowers interior temperatures, which reduces the energy your cooling system uses throughout the summer.

How much does a restoration cost compared to a full roof replacement?

A silicone membrane restoration typically costs 20% to 30% less than a traditional tear-off and replacement project. The savings come from reduced labor, no tear-off or landfill disposal fees, and a faster installation timeline.

What are the payment terms?

We require 50% of the total project cost at signing (to secure materials and a spot on the schedule) and the remaining 50% immediately upon completion of the work.

Do I need to leave my house while you work?

No, you can stay in your home during the project. There are a few things we ask you to do before we start:

  • Move vehicles away from the house to avoid overspray (tiny droplets of wind-blown silicone).
  • Close all windows and doors to keep out dust during the power-washing phase.
  • Clear the driveway so our crew can move vehicles and equipment during work hours.
  • Make sure we have access to a working electrical outlet and a garden hose spigot.

Our equipment (high-pressure washers, pumps, and vacuums) can reach noise levels up to 90 dB, so it’s also a good idea to let your neighbors know about the project in advance.

Do you have financing options?

Yes. We’ve partnered with Nusenda Credit Union to offer financing for qualifying roofing projects. Visit our financing page for details on rates, terms, and how to apply.

Are you licensed and insured?

Yes. Fix My Roof, LLC holds a General Contractor’s license (GB98) in New Mexico, license number 386200. In the state of New Mexico, it is unlawful to perform roofing services without a license.

We also maintain general liability, workers’ compensation, and builder’s risk insurance in accordance with state requirements. If you would like to see copies of our insurance policies, just ask.

Are custom colors available for the silicone membrane?

Yes, custom colors are available for an additional cost. Custom color orders require extra lead time to make sure you receive the exact color you want.
